  • Property Taxes in Camden County

    Every once in awhile I will write a short entry on taxes. I hope this helps.

    In Georgia we tax based on 40% of FMV or Fair Market Value. So lets say for easy math, the tax assessor comes out and your land and home they find a FMV of $200,000. The amount you would be taxed is based on $80,000 ($200,000 X .40) this amount is considered the assessed value and is the basis for what you will pay in property tax. To complete the formula you need to know the Millage rate or the amount in which the City and County tax you. For our example we are not using any exemptions. Here are the local Mil rates

    County .027 or $27 per $1000 of assessed value (This breaks down to $14.75 schools $12 County .25 to the state)

    St Marys .0056 or $5.60 per $1000 of assessed value

    Kingsland .008 or $8.00 per $1000 of assessed value

    Ok lets finish our problem

    The County will come around and assess values about every 3 years. They just did it back in 2007 and an many cases peoples property taxes were increased not because of a tax hike but because of an increased value in the propery. I hope this helps.   • LandMar asks for special tax status in St Marys Ga

    The developer of the former Gilman Paper Company site is asking Camden County governments for special tax status to help fund the cost of cleaning hazardous materials from the property.LandMar Group LLC said it will ask the city of St. Marys, the school district and Camden County commissioners to create a special tax district to raise an extra property tax on the 750 acres of land it is developing along the St. Marys River.The property was bought earlier this year at auction of the assets of the bankrupt Durango-Georgia Paper Company. The tax would begin Jan. 1, 2007, and continue for three years. The company estimates the tax would raise about $10 million that would fund cleanup efforts. Landmar expects that its development will ultimately have a taxable value of $750 million. The company’s preliminary redevelopment plan for the site includes single-family homes and condominiums, retail shopping, offices and resort components. LandMar has already developed the Osprey Cove community in St. Marys and says its Winding River community is scheduled to open early next year. The special tax district plan is expected to be presented Monday night to the city commissioners and Tuesday evening to the school board. Gilmore opened a paper mill on the property in 1941. The mill was later sold to the Durango Paper Company, and was Camden County’s largest employer and taxpayer when it shut down in November 2002.

  • Personal property tax for Camden County

    I have recieved a number of emails concerning taxes for our area lately so I thought it would make a good topic. When you first move here it will cost you $38.00 to register your car, motorhome etc. After that you pay annually on your birthday. The amount is 40% of the assessed value. This number is based on what the folks at Camden County Tax office put in the computer. If its a 1998 Cutlass Supreme in bad shape, it will be assessed the same as a 1998 Cutlass Supreme in wonderful shape. The number to the tax office for Camden County Georgia is 912-576-3419.     I thought I would post our tax mill rates. Remember the taxes you pay on a property may be based on an old assessment of FAIR MARKET VALUE. If you are paying taxes on a property that was assessed 5 years ago, those low taxes may jump up with a new assessment.

     In Ga we are taxed on 40% Of Fair Market Value. Heres an example
