    In the last few weeks we have really seen the lenders tighten things up. Thats not always a bad thing. The concern right now is that most if not all of the down payment assistance programs are going away. Those programs were ways for buyers to receive assistance with the 3% down required by FHA. Speaking of which that amount is expected to go up to 3.5% in the next few months. St. Marys and Kingsland is seeing a bit of an increase in the number of resales going under contract.     Exciting news I found on the St. Marys Kiwanis web site!

    As we have the opportunity to reflect on the 232 years of our Country’s Independence,we have a lot to be thankful for! Our families and friends have given so much for the cause of Freedom and Liberty for all of us.

    The Kiwanis Club of St. Marys has spent the last 40 years celebrating with our community the 4th of July Festival. With the incredible support of the City of St. Marys, we have partnered together to give everyone a festival to be proud of.

     

    This year’s festival will have our traditional 5 K and 10 K Runs for youth and adults as well as adding a 1.5 K Fun Run for elementary age kids starting at 7 am. We will have our 4th of July Parade starting at 10:00 am. During the Festival we will have over 100 vendors participating as well as incredible musical entertainment which includes a Watermelon Seed Spitting Contest and a Watermelon Eating Contest for all ages on the Main Stage.

    There will be our traditional Classic Car Show, children rides and activities throughout the festival. The Main Event for the evening will be our 4th of July Fireworks Display on the St. Marys River that will be our biggest ever.

    Today was just beautiful. It was jacket weather today but probaly reached low 70’s.  Gas is hovering around $3.17 a gallon. Its even better in the Real Estate world. You see as a Buyers Agent I couldn’t be happier. Interest rates at 5.5% and homes out the wazoo. What could be better? This past weekend I had clients that nailed down some great deals. One was a new construction with 10 grand in builder perks and the other was a brick home with 2 acres on the marsh with tidal creek for under $165,000. There are some happy buyers in Camden County.     I wanted to write a little today on how we are looking here in St Marys Ga. and the surrounding areas of Kingsland and Woodbine Ga. The media madness that was created back a few months ago has seemed to finally wear off and we are getting back to normal. Even Realtors who were used to booming Real Estate years  have finally came to their senses. Heres where we are in a nutshell. The number of listings has dropped, which is good. Inventory is slowly getting back to normal numbers. Sellers have realized that those golden days of receiving multiple offers minutes after plopping a sign in the front yard are gone. Buyers need to have some skin in the game. For those that are unfamiliar with that term it simply means that to buy a house you will need to show you are responsible with your money. The days of foo foo loans are over hopefully for good. Interest rates flirted with the mid 5’s and are closer to 6% still awesome. More and more businesses are opening here. If you know anything at all about Real Estate know this where there are jobs people will move. I am still looking at starting an employment page on my main website.     This week the big news would have to be the Special Election to determine if the City of St Marys would be authorized to excercise redevelopment powers under the Redevelopment Powers Law. That failed to pass by a vote of

    85.7 % precincts reporting

    Yes 467 votes  24.79%

    No 1,417 votes 75.21%

    The second proposal that failed to pass was

    Shall the Act be approved which authorizes the Camden County to excercise redevelopment powers under the Redevelopment Powers Law?

    with 93.8% of precincts reporting

    Yes 684 votes 17.55%

    No 3,213 votes 82.45%

    Today there are 515 Single Family homes in Camden County. The overnight average for a 30 year fixed was 6.09% and the high temp today for St. Marys is a very nice 90 degrees.   • Landmar closes deal in St Marys Ga.

    Landmar Group LLC has closed on the purchase of a 750-acre property in St. Marys, Ga., that was the site of the Durango-Georgia paper mill.

    LandMar closed on the deal with Bridge Associates LLC, the liquidating trustee of Durango-Georgia Paper Co. LandMar plans to build a multi-use real estate development on the site that will include a marina

    In December 2005 LandMar submitted a top bid of $42 million for the property. The sale was scheduled to close in April, but was delayed to resolve environmental issues.

    The Durango-Georgia estate included the mill and its equipment, the 750 acres of marsh and riverfront land it sits on and about 3,400 acres of timber land near or adjacent to Interstate 95.

    The trustee for the state estimated that the sale of all the assets brought in $51.7 million for creditors.

    The former Durango-Georgia Paper Co. site closed and sought bankruptcy protection in 2002 after an accident that killed two mill workers led to an investigation by the U.S. Labor Department’s Occupational Safety and Health Administration.

  • LandMar asks for special tax status in St Marys Ga

    The developer of the former Gilman Paper Company site is asking Camden County governments for special tax status to help fund the cost of cleaning hazardous materials from the property.LandMar Group LLC said it will ask the city of St. Marys, the school district and Camden County commissioners to create a special tax district to raise an extra property tax on the 750 acres of land it is developing along the St. Marys River.The property was bought earlier this year at auction of the assets of the bankrupt Durango-Georgia Paper Company. The tax would begin Jan. 1, 2007, and continue for three years. The company estimates the tax would raise about $10 million that would fund cleanup efforts. Landmar expects that its development will ultimately have a taxable value of $750 million. The company’s preliminary redevelopment plan for the site includes single-family homes and condominiums, retail shopping, offices and resort components. LandMar has already developed the Osprey Cove community in St. Marys and says its Winding River community is scheduled to open early next year. The special tax district plan is expected to be presented Monday night to the city commissioners and Tuesday evening to the school board. Gilmore opened a paper mill on the property in 1941. The mill was later sold to the Durango Paper Company, and was Camden County’s largest employer and taxpayer when it shut down in November 2002.
