    Exciting news I found on the St. Marys Kiwanis web site!

    As we have the opportunity to reflect on the 232 years of our Country’s Independence,we have a lot to be thankful for! Our families and friends have given so much for the cause of Freedom and Liberty for all of us.

    The Kiwanis Club of St. Marys has spent the last 40 years celebrating with our community the 4th of July Festival. With the incredible support of the City of St. Marys, we have partnered together to give everyone a festival to be proud of.

     

    This year’s festival will have our traditional 5 K and 10 K Runs for youth and adults as well as adding a 1.5 K Fun Run for elementary age kids starting at 7 am. We will have our 4th of July Parade starting at 10:00 am. During the Festival we will have over 100 vendors participating as well as incredible musical entertainment which includes a Watermelon Seed Spitting Contest and a Watermelon Eating Contest for all ages on the Main Stage.

    There will be our traditional Classic Car Show, children rides and activities throughout the festival. The Main Event for the evening will be our 4th of July Fireworks Display on the St. Marys River that will be our biggest ever.

    Buyer’s Representative Service Checklist
    Your buyer’s representative can help you….

    1.       Identify your needs.

    2.       Suggest sources of financing and other service professionals, such as inspectors and exterminators.

    3.       Provide sources of accurate information on neighborhoods, schools and communities.

    4.       Select and arrange property showings.

    5.       Evaluate particular properties.

    6.       Explain forms and agreements.

    7.       Suggest contract contingencies to protect you, rather than the seller.

    8.       Assist in the negotiations for a favorable price and terms.

    9.       Keep all information confidential that could weaken your bargaining position.

    10.   Monitor the entire purchase process, assisting with issues that arise through closing.

    How is my buyer’s representative compensated?
                    Many buyers wonder, “Do I pay my buyer’s representative?”  Your buyer’s representative should discuss compensation in your initial meeting, because there are a number of ways your buyer’s representative can be paid.  Typically, however, buyer’s representatives are compensated from the commission sellers’ pay their listing agents, usually based on the selling price of the property.  Some buyer’s representatives use different systems, often based on a negotiated fee for services rendered.  In most cases, prior to viewing any properties, you and your buyer’s representative should sign a written buyer representation agreement that includes terms of compensation.

  • Personal property tax for Camden County

    I have recieved a number of emails concerning taxes for our area lately so I thought it would make a good topic. When you first move here it will cost you $38.00 to register your car, motorhome etc. After that you pay annually on your birthday. The amount is 40% of the assessed value. This number is based on what the folks at Camden County Tax office put in the computer. If its a 1998 Cutlass Supreme in bad shape, it will be assessed the same as a 1998 Cutlass Supreme in wonderful shape. The number to the tax office for Camden County Georgia is 912-576-3419.
