Hello again. Today gas prices are hovering around $3.25 and interest rates are 5.65% for a 30 year fixed. The weather is in the 70’s and life is good. The big push this past week has been bargain hunters. The bank repos were hot this week. And with good reason. Its nothing to pick up a home for 20 grand less than its worth. Today was just beautiful. It was jacket weather today but probaly reached low 70’s.  Gas is hovering around $3.17 a gallon. Its even better in the Real Estate world. You see as a Buyers Agent I couldn’t be happier. Interest rates at 5.5% and homes out the wazoo. What could be better? This past weekend I had clients that nailed down some great deals. One was a new construction with 10 grand in builder perks and the other was a brick home with 2 acres on the marsh with tidal creek for under $165,000. There are some happy buyers in Camden County. I wanted to write a little today on how we are looking here in St Marys Ga. and the surrounding areas of Kingsland and Woodbine Ga. The media madness that was created back a few months ago has seemed to finally wear off and we are getting back to normal. Even Realtors who were used to booming Real Estate years  have finally came to their senses. Heres where we are in a nutshell. The number of listings has dropped, which is good. Inventory is slowly getting back to normal numbers. Sellers have realized that those golden days of receiving multiple offers minutes after plopping a sign in the front yard are gone. Buyers need to have some skin in the game. For those that are unfamiliar with that term it simply means that to buy a house you will need to show you are responsible with your money. The days of foo foo loans are over hopefully for good. Interest rates flirted with the mid 5’s and are closer to 6% still awesome. More and more businesses are opening here. If you know anything at all about Real Estate know this where there are jobs people will move. I am still looking at starting an employment page on my main website. In Georgia we tax based on 40% of FMV or Fair Market Value. So lets say for easy math, the tax assessor comes out and your land and home they find a FMV of $200,000. The amount you would be taxed is based on $80,000 ($200,000 X .40) this amount is considered the assessed value and is the basis for what you will pay in property tax. To complete the formula you need to know the Millage rate or the amount in which the City and County tax you. For our example we are not using any exemptions. Here are the local Mil rates

County .027 or $27 per $1000 of assessed value (This breaks down to $14.75 schools $12 County .25 to the state)

St Marys .0056 or $5.60 per $1000 of assessed value

Kingsland .008 or $8.00 per $1000 of assessed value

Ok lets finish our problem

The County will come around and assess values about every 3 years. They just did it back in 2007 and an many cases peoples property taxes were increased not because of a tax hike but because of an increased value in the propery. I hope this helps. Well for those keeping score at home 2007 was a bit of a letdown. While we didn’t have anywhere near the foreclosures of friends in Jacksonville we did have our fair share. We also saw  Single family home sales drop 13% from the 2006 numbers. Whats decieving about those numbers is the fact that 2006 was a boom year, Compared to other parts of the country we turned out pretty good. Now thats enough of the past….. What can we expect in 2008. I believe we still have a few foreclosures to go. Legislation from President Bush will help. Many in the industry are calling for gains in homesales by mid year.  I believe Camden County with St Marys and Kingsland in particular will see a great year in sales. There are more and more businesses springing up and the Mill is nearly down. With the interest rates as low as they are, people with good credit are still in a wonderful positition to purchase their first home. The key is knowing your credit and being realistic on what you can afford. Its not just the Foo Foo” loans that got people into trouble, you also need to factor in that with all of the money for loans being made available in the past, families were simply buying all the house the bank would give them. Its much like supersizing at the drive thru. You may not want all of that food but for that price your going to eat it. Everyone take care and have a wonderful and prosperous 2008.
